Buildings that in some way mark a social group according to their relevancies in history are of great interest for heritage classification. Understanding how this historic heritage degrades due to material or natural causes is the focus of
this study. The Cláudio Santoro National Theater, located in the central region of Brasília, was built to be the center of
cultural activities in the Federal District. Since the early 1960s, however, it has been difficult to keep it open to the public. The problems of project, materials, construction, use and maintenance have surfaced over its more than 50 years of existence; its management becoming increasingly complex, especially with the updating of technical standards. In buildings with cultural significance and historical heritage, the analysis of the building inspection must go beyond the
building and pay attention to the integrated artistic assets that mark the events, their authors, furniture and architecture of the time. The analysis presented in this article proposes to underpin the combination of methodologies recognized by
experts in the field of evaluation, expanding knowledge about the conservation and maintenance of historic heritage and its integrated attributes. The results proved to be promising, defining not only the Patrimonial Indicator (Ip) with a value of 0.74, informing the manager that interventions should start with reforms in the sanitary, hydraulic, waterproofing and rain collector systems.
